Getting Started: Defining Your Vision & Understanding the Site
The first step is to ensure we share a clear understanding of your goals. This stage includes:
- Vision Alignment: Identifying your lifestyle needs and overall project objectives.
- Site Review: Assessing the site’s opportunities, challenges, and relevant planning controls.
Taking the time to establish a solid foundation helps uncover potential issues early. Projects that invest in a strong brief and thorough site review tend to achieve well-resolved design outcomes from the outset.
Developing Ideas: Concept Design & Application Preparation
With the groundwork complete, we begin shaping your design concept. During this phase, we:
- • Explore design possibilities and space configurations tailored to your vision.
• Refine concepts collaboratively to ensure the design aligns with your expectations.
Once finalised, we prepare the application documentation suited to your project’s specific approval pathway.
Selecting the Right Approval Pathway
A. Development Application (DA) & Construction Certificate (CC)
- Stage 1: Prepare the concept design and council submission package.
• Stage 2: Following approval, produce detailed documentation for construction. - Estimated Timeframe: Around 12–18 months, depending on council response times and project complexity. Some flexibility may be needed for extended reviews.
B. Complying Development Certificate (CDC) / Residential Code
- A faster and more direct route that combines design and construction documentation.
- Assessment and approval are handled directly by a Principal Certifying Authority
(PCA) or Building Surveyor, bypassing council. - Estimated Timeframe: Typically 5–6 months, including final approvals and tender-ready documentation.
Keeping Your Project Moving Smoothly
Choosing the right approval pathway is essential for managing expectations and timeframes. While a DA process may take up to 18 months, a CDC pathway is usually completed within 6 months.
